Our inspector goes into the roof void, works out what kind of foam has been used and notes how thick it is and where it runs. Wherever the timber is within reach we take moisture readings and photograph any marks. Within 24 hours you receive a report covering what we saw, what we could not reach and what we advise.
The inspector works along the underside of the roof wherever it can be reached safely. The aim is to establish whether the foam is open-cell or closed-cell, how deep it has been applied and whether it runs continuously over rafters, battens and felt. Photographs are taken at each stage so the findings can be checked later. Where foam hides the timber completely, the report says so plainly rather than guessing what lies beneath it.
The survey fee from £195 covers a normal house with a reachable roof void. Access is the main variable. A clear hatch and a safe route to the slopes keep the visit short, while a cramped void, stored belongings or a roof divided into several sections can take longer. We discuss any of this when you book, so the fee is agreed before we arrive and does not change on the day.
The report arrives by email within 24 hours of the visit. It lists the foam type and thickness, describes how far it spreads, and sets out the moisture readings taken on timber within reach, with photographs beside each finding. It also states which areas could not be seen. A closing section explains the options of leaving the foam, monitoring it or removing it, in language you can pass on to a lender or solicitor.
